Capstone Development Partners, Powered by Lincoln, Expands Leadership Team to Support Continued Growth

Capstone Development Partners, powered by Lincoln, today announced the expansion of its team with four strategic appointments that strengthen the company’s integrated development and management platform for colleges and universities across the country.

The appointments reinforce Capstone’s continued investment in delivering comprehensive public-private partnership (P3), student housing and campus development and management solutions while expanding the expertise available to university partners at every stage of the project lifecycle, from planning and financing through operations and long-term asset management. The expanded team includes Nick Martin, Chief Financial Officer; Josh Smith, Executive Vice President of P3 Development; Sally Langford, Vice President of Transitions and University Partnerships; and Taylor Thompson, Development Manager.

“Since joining the Lincoln platform, we’ve been focused on thoughtfully and sustainably growing our team while maintaining the collaborative approach and quality our university partners have come to expect from Capstone,” said William Davis, Managing Principal at Capstone Development Partners. “Universities across the country continue to face significant housing, capital, and operational challenges, driving demand for experienced P3 development and management solutions. We are making strategic investments in talent to meet those needs. Nick, Josh, Sally and Taylor each bring exceptional and unique expertise that further strengthens our ability to help colleges and universities solve increasingly complex campus housing and development challenges.”

Nick Martin joins Capstone as Chief Financial Officer, bringing nearly two decades of financial leadership and student housing experience across real estate private equity, development and institutional asset management, including oversight of national student housing and conventional portfolios ranging from $1 billion to $3 billion in assets under management. He will lead the company’s financial and operational strategy, reporting, risk management and corporate governance. “I’m excited to join Capstone and help strengthen the financial and operational infrastructure and reporting rigor our university partners and investors can rely on as we scale,” said Martin.

Josh Smith joins as Executive Vice President of P3 Development with more than 20 years of experience leading public-private partnership projects, including the development of more than 15,000 student housing beds across the country. He will co-lead Capstone’s national development efforts. “Capstone has built an outstanding reputation in higher education, and I look forward to helping lead and deliver transformative projects for colleges and universities across the country,” said Smith.

Sally Langford has been named Vice President of Transitions and University Partnerships, where she will lead the transition process and serve as the primary liaison between university partners and Capstone Management Partners. “I’m excited to strengthen our partnerships with universities and help ensure successful communities and positive student experiences from project launch through ongoing operations,” said Langford.

Taylor Thompson joins as Development Manager, bringing advisor- and developer-side experience helping colleges and universities plan more than $1 billion in campus housing and mixed-use P3 developments. “What draws me to this work is that no two campuses solve their real estate challenges the same way. I’m excited to join Capstone, especially with Lincoln’s platform behind us, to help institutions navigate that complexity and deliver solutions that support their long-term goals and student success,” said Thompson.

These appointments reflect Capstone’s continued investment in expanding its national platform and enhancing the expertise available to colleges and universities. Powered by Lincoln, Capstone continues to pair specialized higher education knowledge with the resources of one of the nation’s largest privately held real estate firms.
